What's Causing Your Wet Basement? A Quick Check for Royal Oak, MI

In a home in Royal Oak, MI, water can work in through a crack, seep along the joint where wall meets floor, or rise through a floor drain, and each one has a different answer. Five questions sort your situation into one of three next steps. Nothing you pick identifies you, and the result is a pointer, not a diagnosis.

What the Tool Asks

It takes a few minutes and whatever you've noticed downstairs. Choose the closest answer at each step, and pick "Not sure" whenever that's the honest one. A few answers carry extra weight: walls of block, stone or brick; water at the floor-wall joint or through a crack; a sump pump that has quit or keeps cycling; and damp that hangs on for most of the year.

Ground matters here. Michigan State University geographers describe much of the Detroit area as built on a flat, wet lake plain, and the USGS maps broad lake plains across southeast Oakland County. On those glacial lake plains, dense, slow-draining soils can hold water against a foundation wall. Royal Oak also grew up around the Red Run, a river later buried in a drain pipe. Spring rain on thawing ground, summer thunderstorms that drop heavy rain in a short time, and winter freeze-thaw can each find a weak spot.

Big storms are a different story. The National Weather Service put the August 11, 2014 downpour at 4 to 6 inches in roughly four hours over southern Oakland County; basements across the area took on water, and FEMA later issued disaster declaration DR-4195. On August 28, 2020, an early-morning storm flooded streets and basements in Royal Oak. Much of that water came from overloaded sewers and streets, and no waterproofing system stops a backup at a floor drain.

Turn the Result Into a Plan

Whichever result appeared, the clearest answer comes from someone who has stood in your basement. Fill in the request form; it reaches one independent local contractor, who contacts you, sees the space and writes up any work and its cost. Before signing anything, ask for its LARA license number and check it on LARA's online license verification. For a price ballpark, run the cost calculator; the Michigan rules page covers contracts, the "may have" cancel right and the sewer offices.
